Fieldswood Bed and Breakfast Access Statement

Introduction

We aim to cater for the needs of all visitors in our home based three bedroom bed and breakfast.  The following statement is a summary of our provision. If you have any specific questions please feel free to call or e-mail us and we will endeavour to help.

The house is on two floors.  We have a ground floor en-suite double/twin room with it’s own entrance and a double/twin room and a single room on the first floor.

Smoke alarms are fitted throughout the house.

The house is centrally heated throughout.

Pre – Arrival

·      There is a bus stop outside our front gates and there is a bus Nos. 7 and 77 which goes to / from Tonbridge Station about every 20 minutes during the day.

·      Tonbridge station is 15 minutes by car

Arrival and Car Parking facilities

·      On arrival the gates to Hadlow Park are always open and we are the entrance nearest the Harrow Pub on the opposite side of the road in the 40 mph area.

·      There is ample room for cars

·      The surface is level and flat with tarmac

·      We can assist guests with luggage

·      There are outside lights to assist people arriving at night

Main entrance

·      The main entrance for the house is approached by the tarmac drive.  There are two steps up to the front door.

·      The main entrance is the front door 80cm wide which leads to an entrance porch and then through a door 71 cm wide to the main hall of the ground floor of the house

·      The hall is well lit and has a wood strip floor with a rug

·      There are no steps on the main part of the ground floor

En-suite ground floor entrance

·      The entrance door used for the en-suite room is also approached by the tarmac drive.  It is 80cm wide and has a lip 12cm high.  This door leads to the second entrance porch which has a wood strip floor and is well lit

·      There is one step 15cm high down from the second entrance porch to the en-suite room. 

Public areas

·      The decor in the hall is neutral and light.  

·      There are two main ceiling lights.  A timer at the main entrance for these lights for people coming in at night

·      Emergency lighting is provided on the first floor landing

·      There are 14 stairs each measuring 18cm high, 25cm deep and 85cm wide leading to the first floor.  There is a short pile carpet on the stairs, continuing throughout the first floor except for the shower room where there is textured laminate floor

·      There is a handrail are on one sides of the staircase

·      All guest rooms have lockable keys.  

·      No key is given to the front door but arrangements can easily be made should guests wish to return during the day.

Dining room

·      Breakfast is served in the dining room off the hallway.  The door width 150cm.

·      To reach the dining room from the en-suite room there is one step of height 15cm to reach the en-suite entrance porch and a further step of 15cm from there to the kitchen.  The hall is reached through the kitchen and the dining room is reached from the hall.  There are no further steps.  Doorways are 71cm wide.

·      The floor covering in the breakfast room is fitted carpet throughout

·      Seat height of the dining chairs  is 45cm.  They have no arms.

·      A high chair is available on request

Ground floor en-suite bedroom

·      The ground-floor en-suite room is suitable for people who have difficulty climbing stairs  

·      The door width into the room is 76cm.  

·      The room is carpeted with short pile plain carpet 

·      The room is newly decorated and of ample size

·      A two seat sofa and occasional table are provided

·      This room has a large patio door leading out to the garden and a large window making it a very light room.  Privacy blinds are fitted to the patio door and the window

·      The entrance to the en-suite wet-floor shower room is 71cm wide

·      There is a 27cm step up to the shower tray and the door to the shower is 54cm wide

·      The floor is of the shower room is cork tiles. 

·      There is no step from the bedroom to the attached shower room

·      All bedrooms have lockable doors, tea and coffee making facilities with cordless kettles, hair dryers, televisions and alarm clocks

·      As the en-suite room is away from the main rooms of the house, an alarm bell can be provided on request

First floor bedrooms

·      Entrance doors to the first floor bedrooms are 71cm wide

·      Access to the first floor shower room is a few steps along a corridor which is carpeted throughout and 83cm wide.  Night lighting is provided on the corridor

·      The first floor bedrooms have short pile carpet throughout and are newly decorated and of ample size

·      Occasional chairs are provided in the bedrooms

·      These first floor bedrooms have lockable doors, tea and coffee making facilities with cordless kettles, hair dryers, televisions and alarm clocks

·      The shower room is equipped with a power shower.  The step up to the shower tray is 15cm and the door width is 48cm

Outdoor facilities

·      There is an acre of mature gardens which guests can use

·      There is an outdoor swimming pool heated in the summer which guests can use on request

·      There is a summer house in the garden which guests can use on request

Additional information

·      The village of Hadlow is 5 minutes walk along a level footpath beside the road.  There is grocer (SPA), chemist, butcher, green grocer, baker.

·      The village also has three pubs all of which serve food a Portuguese restaurant and a fish a chip shop.

·      Hadlow has a Church of England church and a Roman Catholic church

·      Wireless internet access is available in the house free of charge on request
